During the negotiations, we personally present offers to the buyer’s agent and, if they are available, ask the buyers be present. This allows us to discuss the advantages of your counter-offers and significantly increases the chance of reaching agreement. Most agents won’t do this.
We also have a great internet focused marketing plan that gets your property exposed to buyers. Today over 95% of buyers use the internet to find properties … this is especially true in coastal/resort areas where most buyers are from out of town. Your property is syndicated to websites like Realtor.com, Trulia, Zillow, Yahoo, New York Times, Wall Street, and many more … maximizing your exposure to the buyers before they arrive.

The correct selling price of a property is the highest price that the market will bear. To assist you in determining the correct asking price, we will provide you with a comprehensive market analysis of comparable properties that have recently sold and that are currently for sale in your neighborhood.
We will show you how you may best prepare your home for showing and advise you of any necessary repairs. You will be kept up to date on the state of the market, the sale of similar properties and any other factors which may affect the marketing of your property.
The major selling points of your property will be distributed to other real estate firms throughout the community.
Island Realty is open seven days a week from 9:00am to 5:00pm (Monday through Saturday) and 11:00am to 4:00pm on Sundays. We have 2 offices to serve you; 2 Harbor Drive located at the entrance to Harbor Island and 20 The Horseshoe, located in the Coosaw Point Clubhouse.
We will use an advanced computer system to identify people who have been looking for properties in your neighborhood. They will be contacted and given the details of your property.
If appropriate, open houses will be arranged and held during reasonable hours.
We will advertise your property in appropriate publications and communicate the results to you.
Every step in the sales effort will be made available to you.  It may be a simple email or telephone call, but we will communicate frequently.
We are able to work with local banks in an effort to offer pre-approved mortgages which encourage buyers by letting them know the mortgage potential in advance. We will provide professional financing guidance to both the buyer and seller.

Our Marketing Plan

We are committed to offer the highest standards of professional service to all of my customers. To assure you that your property is marketed to its fullest potential and to obtain the highest possible market value, the following will be completed:
  1. Prepare CMA to establish fair market value
  2. Prepare and sign listing agreement
  3. Promptly input listing information into MLS
  4. Place your property in our inventory
  5. Place electronic lock box on property
  6. Notify all local agents of this new listing
  7. Schedule property for office tour
  8. Prepare a “Visual Tour” for the web, MLS and Realtor.com.
  9. Schedule property for all available agents to tour
  10. Mail ‘Just Listed’ flyers to Beaufort agencies
  11. Place ad in publicationsPhone all potential buyers with details of listing
  12. Arrange showings for other agents
  13. Contact you regularly with verbal or email progress reports
  14. Review marketing activities
  15. Pre-qualify potential buyers
  16. Present and discuss all offers on property
  17. Negotiate the transaction with other agents
  18. Finalize the sales contract
  19. Confirm that all contingencies on sales contract are completed
  20. Finalize the closing
